To Whom It May Concern:

Well the dust has settled (literally), and I can take 2 minutes to remark on my gratitude to and my admiration for Nancy Valentine.

Nancy was the agent who acted as our agent in the sale of my father’s home. I should point out that I conferred with several Brokers throughout the sale of our house and they all agreed that Nancy was to a wonderful job for us. She was understanding of the fact that we were trying to secure a comfortable future for my father and really seemed to share in that goal.

It should be noted that I live in New York City and my father’s house is in Alhambra, California. There was a lot of cross-country faxing emailing and phoning. There were various tasks required that could only be described as above and beyond the job description. Everything from liaising with the "Bee" man we hired to extract the hive living in the eves of the porch, or moving my daughter’s car out of the garage when the house was going to be unexpectedly tented, and even stopping by our garage sale to lend moral support.

Nancy was at all times courteous, professional and diligent (almost to the point of annoying for a jaded New Yorker like myself, so used to barreling through any situation and suffering the consequences afterwards). She was always gracious and unflappable. She was good natured and very kind, almost what I would describe as prim and proper. And yet, every time anyone tried for even a moment to take advantage of us (or even cheat us if you will), Nancy caught it before it happen and would in the sweetest way, have none of it. On numerous occasions Nancy had to catch/educate our buyers broker on the proper procedure and paperwork. Several times this concluded with Nancy negotiating money back for us. This didn’t necessarily offer any additional commission for Nancy, but she fought the good fight anyway. No one got away with any shenanigans of her watch!

As to whether or not it is common practice, I don’t know, but I do know that Nancy came, she networked, she listed, she open housed, she brokered, she schlepped, she monitored, she negotiated, she gently listened when I was impatient, and she was at every turn vigilant.

So, did we get the highest price that we could have for our house? I really think that we did. Was there minimal disruption of my life? Considering the long distance nature of the situation? I think so, yes. Did Nancy do the best job for us that anyone could have? I would have to say absolutely. Would I have rather worked with someone else? Absolutely not.

I think that sometimes sellers can have a bad attitude about people whom they will pay a commission to. Nancy did not sit back and wait for the house to sell. There were no bon bon’s and casual chats about how she would spend the fortune that magically appeared after the droves of anxious buyers battled it out to see who would have the privilege of living our never kept up, very old house. Nancy earned every penny she is paid, and then some! This was not our money that we "gave" her. Nancy worked like a Clydesdale to get our house sold for the best price, as quickly as possible and to our best advantage. I am very grateful to her and would highly recommend working with her.

Dear Nancy:

Now that we have settled into our new location in Massachusetts and had a few moments to reflect, I would like to share with you some of my thoughts regarding our experience selling our La Canada home.

First and foremost, you were a great partner to have on our side and I would go so far as saying that anyone interested in working with a broker would be crazy not to give you serious consideration. I say this after having bought and sold 3 houses and after having the opportunity to meet and work with many other real estate agents.

From the beginning you stressed that Junko, you and I should function as a team, which we did quite effectively. What each of us brought to the table in terms of skill, perspective, and style complemented the others perfectly and made for the best possible group in accomplishing our goals.

You liked to move things along in a fast, direct, and clear fashion. However, you were always willing to invest all the time necessary to ensure that all three of us were totally comfortable with every decision we made (remember the 15 minute meeting that lasted 4 hours because I wasn’t comfortable with the wording of one of the disclosures???). As such, your style was a perfect compliment for ours and in particular me, since I have a tendency to drag things out. As I mentioned before, if I were the only one in the process, I would probably be still thinking about selling the house rather then thinking about what to do with the money from the proceeds.

Your participation was the value added advantage that made the process of selling our house move along smoothly. From the beginning you:

    • Clarified the goals and expectations
    • Pointed out small things we could do that would make a big difference. Likewise you steered us away from projects that would not provide enough "bang for the buck." You were right in every case.
    • You kept us advised as to how everyone was reacting to the house, positives and concerns. I should also mention that you were 100% correct regarding what the concerns would be.
    • The price was perfectly set for what the market would support and the particulars of the house and neighborhood.
    • The timing of when to list the house and when to market it through open houses, etc worked.
    • When we got offers, your recommendations on how to respond to the contingencies showed remarkable foresight, especially since had we not followed your advice, we would have had some serious last minute regrets.

In general, having you as our broker substantially reduced the anxiety inherent in selling a house that we liked so much. The process was smooth from start to finish and your style actually made it fun. I’ll miss our daily touch base conversations, even as those conversations sometimes resulted in developments which required putting our heads together for some fast action.

If we should ever get back to the LA area, we will undoubtedly look you up and "do it all over again." In the meantime, thank you for all your help and we wish you well.

Please feel free to share my comments with any other prospective customers you may have. In our opinion, they will be serving themselves in the best possible way by having you on their team.

Dear Nancy:

I wanted to take a moment in thanking you for the successful sale of my father’s home in La Crescenta. As you know I grew up in the home and wanted it to be handled professionally, quickly, and stress-free since I was the successor trustee for the property, living 360 mile north in the San Francisco Bay area.

As you remember I interviewed you at your office on June 2nd along with three other real estate professionals earlier in the day. I always research important decisions thoroughly such as this, and did not want to leave it to chance. To be honest with you, I was ready to go with another agent in La Crescenta before meeting with you. She had been in the business for 40 years, knew La Crescenta like the back of her hand, and seemed extremely competent. After speaking with you during our 2-hour meeting, I knew who my agent should be.

As my property was a “Probate Trust” sale, it was not going to be the standard home sale, as it had its unique set of challenges. The house needed a lot of work and had severe termite infestation. You were able to not only get it sold within days, but were able to successfully guide the sale smoothly through many “rough spots” along the way.

One specific issue you helped out immensely was the issue of the landscaping demand the buyers placed on us in the 11th hour of escrow. It was obviously a ploy by the buyers to extract $4000 from me. With your insight, professionalism and tenaciousness, you made this issue go away and we were able to close escrow on time, giving me the absolute top dollar for the property. That was awesome!
